Another phase of the Luštica Bay Marine Village project has just been delivered. BESIX has been working on this residential development since 2013 and has since delivered multiple buildings, among which the five-star Chedi Hotel. Now, they have completed an additional phase including various marine infrastructure and finishing works on the marina.
The project
Located near the Unesco World Heritage Site, the Bay of Kotor, the Luštica Bay is a luxury residential project in which BESIX cooperates with client Luštica Bay, a 90/10 joint venture between Orascom Development and the Government of Montenegro. The project comprises a future 15-20 year development including a marina town containing more than 1,000 residences, over 500 private villas and townhouses, seven hotels, two marinas, and a Gary Player signed 18-hole golf course. Luštica Bay will offer complete infrastructure, including a school and a medical centre, and continue to expand its amenities. Luštica Bay was established in 2008 and aims at blending the Montenegrin heritage with nature in an eco-friendly design.
Value Engineering and ISO-certificates
One of the key challenges was finding the right way to deliver on the required level of quality and doing that on a sustainable cost basis. Through the collaborative and pragmatic approach of the BESIX team, particularly with respect to value engineering and project procurement, we have managed to realise significant cost optimisation, while delivering an enhanced quality product overall. On top of that, BESIX Montenegro has been granted its own certifications of ISO 9001 and ISO 14001 in 2019, which demonstrates BESIX’s dedication to quality, sustainability and even more.
Future developments
After the recent completion of the marine works in the marina, BESIX turns its focus to other parts of the Village. At the moment, the team is mainly working on residential buildings to add to the idyllic destination, while numerous other ventures are in development for the future. For that, BESIX is collaborating closely with its strategic partner Orascom Development to further expand the Luštica Bay horizon in Montenegro.
