Through an online design module, customers receive a building plan and a fixed price within 15 minutes - no surprises, no hidden costs. The homes are largely prefabricated in production halls using sustainable and recycled materials, such as cellulose insulation made from newspaper and recycled polystyrene.
Thanks to smart techniques like floor cooling, compact technical modules, and thoughtful insulation, the homes stay cool in summer and energy-efficient in winter.
The combination of heat pumps, solar panels, and high-performance insulation ensures excellent energy performance. And with pipes and cables integrated into the ceiling, construction is more efficient and results in more usable living space.
CIRCL homes are stylish, comfortable, and modular. Customers can choose from various finishes and layouts, without the final result feeling 'prefab'.
"Our homes are technically as environmentally friendly as possible. As for the interior design, we give clients plenty of freedom to personalize it according to their preferences," explains Wim. "That’s how we make sustainable building accessible to a wide audience."
The price? Between €1,600 and €2,600 per m² (excl. VAT) - fully in line with market standards. And thanks to the short construction time, customers also save on rent or bridging loans.
CIRCL works with renowned suppliers and developed its building concept in collaboration with KU Leuven and Buildwise. As a subsidiary of Vanhout and part of BESIX Group, CIRCL combines the agility of a start-up with the strength of Belgium’s largest construction group.
With 70 homes sold in two years - 10 of which are already occupied - and a projected turnover of €4.5 million in 2025, CIRCL is ready to scale up. The ambition? To also offer affordable apartments, without compromising on sustainability or quality.
